Price, price, price What the heck?

I just finished listening to a major national news station. What did I learn that they do not know "What the Heck" is going on?

I am an active broker, instructor of real estate, active in my real estate communities and on the front lines with my team of agents. We know what is going on. Ask us.

So let me put this in perspective. The old saying was Location, location, location, throw that out and let’s look at today's consumer.

1- Shop till they drop
2- Price is king
3- Interest rates don't matter, as long as the price is right.
(So that is why they shop till they drop)
4- Negotiate till you get the price you want.
5- What tax credit, we don't care, price is king.

Now I know that sounds tough, but today's consumer is a different type of buyer. The days of buying a home and staying forever are over. Most consumers buy a home, for price and convenience of their current life styles. Interest rates, so long as it is not a double digit does not matter, just the monthly payment with taxes. They know that they will not be their forever so who cares about the interest.

What today's consumer is looking at are a great value, great price, terms and conditions that will benefit them. That is why, we see many buyers wait it out for a short sale home situation, foreclosure properties or looking at hundreds of homes (whether it is online or with a realtor). They are willing to wait for great buys.

So forget the location and price it right. A home priced correctly, will sell quickly with terms that will work for both a buyer and seller.

Stop looking at all the data and focus on the property at hand to sell.

Make it the "Star of the show and not one of the cast" price it right!
