Keep the fire burning. How to Stoke a Fire
During our open house this weekend, we were having a tough time getting the fire started. My co-agent Raissa Reid said, "we have nothing in the house to stoke the fire." We did find some paper, to get the fire started, but it was alot of work.
So after the open house, I did a little research about how to get the fire started. To my surprise, the answer is Sugar. I now know that a little sugar goes a long one. A tablespoon of sugar, gets the fire started. The Sugar a/k/a Sucrose is flammable, so it will ignite and help stoke the flames. Than it burns off almost immediately leaving behind no mess.
Just a tip ... to keep the fire burning.

7 Steps to Buying a Home
Decide What You Want
The first step to take when buying your first home is to decide what you want. The best way to do this is to create a prioritized list of features and amenities that are important to you. This list should serve as your guide to searching for a new home, keeping in mind that the home you eventually purchase might not include every feature on your list. Three important factors to consider in your search are location, personal tastes, and budget. ERA Tucker Associates can provide a wealth of information on community characteristics including schools, shopping, dining and other neighborhood features that will play an important part in your final decision.
Determine What You Can Afford
Once you have made your prioritized list, it's time to decide how much house you can afford. There are many things that factor into what you can afford: income, credit rating, current monthly expenses, down payment and interest rate. ERA Real Estate offers many different calculators to help you determine what price range will fit comfortably within your budget.
Apply for a Mortgage
There are literally hundreds of mortgage programs available to first time homebuyers, and it can seem like a daunting task to know which program will give you the most for your money. With expert experience, a wealth of options, and a four-step mortgage process-Four to the DoorSM – contacting an ERA Mortgage consultant is the easiest way to get a pre-approved home loan and learn about the many different mortgage options available to you.
Shop for a Home
Now that you have an idea of the area you would like to live in and how much you can afford, you can start your search for your new home. To help you simplify the process as much as possible, you can register with tuckerera.com.
Once you see a few homes that you like, you should begin to visit homes in person. Your ERA Tucker sales associate can arrange visits for you and you can attend open houses in your target area and price range.
Make an Offer
After you have found a home you like, you will need to make an offer. In most cases, it is beneficial to have a real estate professional negotiate the offer on your behalf. An important thing to remember is that if you have any personal interaction with the homeowner, be sure not to divulge any information about your move, current housing status, financial status or positive or negative feelings about the property. All of these factors will play an important role in future negotiations on the purchasing price. This is also a good point in the process to consider purchasing an ERA home protection plan.
Inspection and Insurance
Once your offer is accepted, you will need to set up, coordinate and interpret various inspections on the property. These can include insect, radon, building quality, oil tank, title, etc. It is important not to get discouraged if problems are discovered during this period. Your ERA Tucker sales associate is always there for you to make this process as easy and smooth as possible. Many homeowners find that consulting a real estate attorney can also help with interpreting and understanding the language involved in the contracts and paperwork that need to be completed.
In addition to the previously mentioned inspections, you will also need to arrange for homeowners insurance and finalize your mortgage agreement.
The Final Closing
Before you arrive at the final closing, you should make sure that all the necessary paperwork and deposits have been completed and forwarded to the appropriate parties. Missing or incomplete information can delay the closing, so it is imperative that everything is done prior to your closing date.
Once all the paperwork is completed and signed, you own the house.

Helping Your House to Sell Quickly
Helping Your House to Sell Quickly
Pricing is part of the process. Determining the Right Price we commonly use a “CMA”. Current Market Analysis, by using a “CSO”. CSO Compare Similar homes Objectively. . If your home is extremely unusual, we will suggest an appraisal. All together this analysis will suggest a price range for YOU to ultimately get your home sold. We will make listing price suggestions, based on: “CMA”, current inventory, absorption rate, Days on Market, but you ultimately are the person who chooses the price for your home.
Consider a professional whole house pre-inspection. An inspection will most likely uncover any major defects before they can cause trouble with a potential buyer. It also is a signal to buyers that you are a responsible seller.
Prepare the house. Before listing suggestions will be made to get Your home ready to be marketed. This is an honest assessment about selling your home and not living in it. We are going to ask you to clean, de-clutter, de-personalize your space, spruce up, fix and repair your home based on the house pre-inspection. We may also suggest a home stager. Preparing your house is critical as it will now become of the Inventory of Homes for Sale. Overlooking flaws could cost you money! Get them fixed before you put the house on the market. We want to make certain that your house is fresher, cleaner, and better maintained!
Stand out from the competition. Competition is fierce, so we want your home to stand up and out of the crowd! Together you can stand out, based on pricing, preparation and incentives. Incentives are items such as: Home Warranties, Paying One Year in Taxes, Home Owners Association fees, household furnishing, such as pool tables, outdoor pool equipment, media room equipment
Showings are part of the process of selling. You are not the best one to sell your home, it is too personal! So disappear at showing time, really get lost, make it simple to show your home. Always keep your home ready for showings and allow the professionals to sell the inventory. It is a process for a buyer, so allow the buyers to “LLCM”. Look, Like, Criticize and move in.
Call us to get your home ready to be the NEXT SOLD!

Many homeowners find that consulting a real estate attorney can also help with interpreting and understanding the language involved in the contracts and paperwork that need to be completed.
In addition to the previously mentioned inspections, you will also need to arrange for homeowners insurance and finalize your mortgage agreement.
7.The Final ClosingBefore you arrive at the final closing, you should make sure that all the necessary paperwork and deposits have been completed and forwarded to the appropriate parties. Missing or incomplete information can delay the closing, so it is imperative that everything is done prior to your closing date.
Once all the paperwork is completed and signed, you own the house.

Here are a few tips to help make the transition a bit less stressful.
Tips for Sellers:
Price your Home to the Market – If you insist that you must list your home at a predetermined price regardless of current conditions in your local market, you're setting the stage for a major disappointment. Real estate values are determined by the marketplace. Work with a real estate professional who serves your area, knows the current state of your market, and will research comparable sales to help you arrive at a realistic listing price.
Curb Appeal is Crucial – It's true that first impressions are lasting ones, and creating a great first impression is probably the single most cost effective technique for showing your home to best advantage. Your Realtor® will advise you; a thorough cleaning and a fresh coat of paint may be all you need.
Here are a few more no or low cost techniques that help boost curb appeal:
•Keep plantings trimmed and the lawn cut
•Remove all clutter from entrances
•Replace the welcome mat
•Ensure all door knobs, hinges latches and locks are attractive and in good repair
•Clean all windows inside and out; hire a cleaning service if necessary – it's usually worth it.
Keep it Clean – You never know when your buyer is going to walk through your front door; keeping your home clean, clutter free and odor free are the easiest, cheapest and most effective things you can do to help sell your home in the shortest possible time at an attractive price.
Consider Staging – Actually, improving the curb appeal of your home is perhaps the first known example of what has come to be known as home "staging;" a powerful approach to removing the visual clutter from your home and making it visually appealing to the greatest number of potential buyers, using techniques that builders have applied to model homes for years.
Staging your home doesn't have to be expensive to be effective; some basic knowledge of simple staging techniques and the ability to look at your home from a fresh perspective are usually what is needed. ERA Gold Star Property is a preferred property program designed to help you meet the fundamental challenge of standing out from the competition. The Internet, your local library or book store, and your Realtor® are also great home staging resources.
